Inventory & check in
A detailed report completed at the start of a tenancy, recording the property’s condition and cleanliness. It includes a list of fixtures, fittings, and contents, plus utility meter readings, keys provided, and smoke and CO₂ alarm checks. Supported by clear descriptions and extensive photographs, this report establishes a reliable baseline for future comparisons, helping to prevent deposit disputes and protecting both landlords and tenants with an agreed record from day one.
Items such as kitchen contents, ornaments, linen, and books, where present in excessive quantities, may be photographed only and recorded as an assortment.
Check out
A detailed assessment comparing the property’s current condition with the original Inventory and Check-In report. The inspection highlights any new damage, cleanliness concerns, missing or additional items, supported by photographic evidence.
The property should be fully vacated.
Tenants may be present during the inspection, provided all belongings have been removed so the inspection can be carried out thoroughly.
Schedule of condition
A written and photographic record of the property’s condition and cleanliness. Unlike an Inventory & Check-In, this report does not include a full list of contents but serves as independent evidence of the property’s overall condition.
